The Power of One Smart Purchase

Let’s rewind a few years.

Our client bought an off-plan 3-bedroom apartment on Palm Jumeirah for AED 1.7 million when the market was young, and Palm living was just starting to gain premium appeal.

⏩ Fast forward to today:

  • The unit is complete and rents for AED 200,000/year
  • The bank recently evaluated it at AED 4.5 million
  • That’s an increase of over 160%

Rather than sell, he used it as leverage.

The Smart Move: Equity Release Strategy

He approached the bank for equity release. The valuation allowed him to draw out 50% or AED 2.125 million. Instead of spending it, he strategically reinvested:

  • ✅ AED 1.3M went into an off-plan townhouse priced at AED 2.3M
    (Only partial payment required now, balance linked to handover)
  • ✅ AED 1M bought a ready studio in Downtown Business Bay

Now he holds three properties, two of them income-generating.

Building Positive Cash Flow

The Palm apartment covers its own EMI and service fees:

  • AED 130K bank EMI + AED 20K service charge = AED 150K expenses
  • AED 200K rental income → AED 50K net cash flow annually

The Downtown studio adds even more:

  • AED 92K rental income
  • After service charges: AED 84K net return

That’s AED 134K total positive cash flow per year, while his townhouse is appreciating off-plan in the background.

Equity Again: Now from Downtown

After just one rental cycle, the Downtown unit was evaluated at AED 1.15M. He returned to the bank:

  • Drew AED 690,000 in equity
  • And now he’s preparing for the next strategic deployment
