The Downtown studio adds even more:

AED 92K rental income
After service charges: AED 84K net return

That’s AED 134K total positive cash flow per year, while his townhouse is appreciating off-plan in the background.

Equity Again: Now from Downtown

After just one rental cycle, the Downtown unit was evaluated at AED 1.15M. He returned to the bank:

Drew AED 690,000 in equity
And now he’s preparing for the next strategic deployment
