Dubai South or Al Furjan: which is better for investment?

Updated 18 Oct 2026 · 4 min read · Vidabricks editorial team

Short answer: choose Dubai South for a lower entry price and handover-weighted plans if you can hold for 4–6 years while the airport district grows. Choose Al Furjan if you want an established, metro-connected community with tenants already in place, and can pay about AED 640,000 more at the median.

Choose Dubai South if

  • Your budget is around AED 1M or less.
  • You prefer paying most of the price at handover.
  • You can hold through 2027–2028, when many projects complete at once.

Choose Al Furjan if

  • You want to rent out soon after handover to an existing tenant base.
  • Metro access matters to you or your tenants.
  • You prefer smaller, low-rise buildings.

Worked example: AED 1.1M budget

In Dubai South, AED 1.1M is around the median 1-bedroom starting price, so many projects fit. In Al Furjan, the lowest entry price in our catalogue is AED 1,000,000 (Gate Royale Residences), so the choice is narrower. On a 40/60 plan, AED 1.1M means about AED 440,000 plus the 4% DLD fee (AED 44,000) before handover.
